Waterproofing Guide for the Aegean Climate: Roof, Terrace and Bathroom

Why Waterproofing Is Critical

Ayvalik receives approximately 700 mm of rainfall per year, and its coastal location brings high humidity almost every month. These conditions leave buildings highly vulnerable to water damage. A structure without proper waterproofing can suffer from leaking roofs, damp walls, mold formation, and corrosion of structural steel reinforcement. An early investment in waterproofing prevents far larger repair expenses in the future and preserves both the structural integrity and the indoor air quality of your home.

Water damage rarely announces itself clearly at first. By the time you notice a stain on the ceiling or a musty odor in the bathroom, the problem has usually been developing invisibly for months behind the surfaces. Prevention is always cheaper than remediation.

Roof Waterproofing: Your Building's First Line of Defense

Bituminous membrane: The most widely used roof waterproofing material in Turkey. Polymer modified bitumen membranes perform between minus 20 and plus 150 degrees Celsius. They are available in two main application forms: torch applied sheet membranes and self adhesive rolls. When installed correctly, bituminous membranes can last 15 to 20 years.

TPO and PVC membranes: Modern, long lasting alternatives that outperform bitumen in many applications. TPO (Thermoplastic Polyolefin) and PVC membranes stand out particularly on flat roofs thanks to their excellent UV resistance and flexibility. Although they cost more than bituminous membranes, their 30 plus year service life often makes them more economical in the long run.

Liquid applied membranes: Polyurethane and acrylic liquid coatings are ideal for complex roof geometries with many penetrations or irregular shapes. They form a seamless membrane without joints, eliminating the most common leak points.

Terrace Waterproofing: Protect Your Living Space

A proper terrace waterproofing system requires a layered approach. Skipping any single layer can compromise the entire system:

  • Surface cleaning and slope correction to ensure water drains toward the outlet
  • Application of a compatible primer to improve adhesion
  • Double layer membrane installation, with the first layer perpendicular to the second for complete coverage
  • Protective screed layer to shield the membrane from foot traffic and thermal stress
  • Final finish coat such as ceramic tile, natural stone, or decorative concrete

The most critical detail is that the membrane must extend at least 20 cm up the adjacent walls where the terrace meets vertical surfaces. This vertical upturn prevents water from migrating behind the wall cladding during heavy rain.

Bathroom Waterproofing: Goodbye Mold and Damp

Liquid applied waterproofing: Acrylic or cement based liquid waterproofing products are the most practical solution for bathrooms. They are applied in two coats, with a reinforcing bandage strip embedded at all floor to wall transitions and around plumbing penetrations. In the shower area, the waterproofing should extend all the way up to the ceiling.

Membrane waterproofing: Dedicated wet room membranes are installed beneath the bathroom floor tiles. They are particularly important on ground floor bathrooms and above living areas, where a leak could cause serious damage to rooms below.

What to Look for When Selecting Materials

  • Application area: Roofs, terraces, and bathrooms each require different materials optimized for their specific exposure
  • UV resistance: Outdoor applications require high UV stability; exposed bitumen degrades quickly under intense sun
  • Flexibility: The product must accommodate the thermal movement of the building without cracking
  • Certification: Always prefer products with TSE and CE certification, which guarantee tested performance
  • Compatibility: Primer, membrane, and finishing materials must belong to the same system for warranty coverage

Common Waterproofing Mistakes

  • Applying membranes to a damp or dusty surface, which prevents proper adhesion
  • Insufficient overlap between membrane sheets, creating weak spots along seams
  • Forgetting to treat drain outlets and pipe penetrations, where 90 percent of leaks actually start
  • Using incompatible primers that cause the membrane to blister
  • Walking on uncured waterproofing layers and damaging them before the protective screed is poured
